13-STEP SUMMARY OF MARKETING PLAN

 

1)        BERKSHIRE HATHAWAY HOMESERVICES – UTAH PROPERTIES YARDSIGN ~ You will receive High Quality Nationally Recognized Real Estate Sign in your yard.  More serious Buyers will call from Real Estate Sign rather than a FSBO sign!

 

2)        VIRTUAL AGENT TECHNOLOGY ~ Berkshire Hathaway HomeServices “VIRTUAL AGENT” technology allows buyers to instantly access information about your property via mobile access. Our numbers & codes are published on yard signs, in print ads, as well as anywhere else that your home is advertised. Callers receive detailed information on the home or property and have the option to directly connect to the listing agent.

 

3)        ELECTRONIC KEY BOX ~ You will receive an Electronic Key-box installed on your home to allow easy access on scheduled showings, while maintaining a high level of security — Only licensed Real Estate Agents may access your property.  This is much better than a Contractors Key-Box where anyone can get in if they know the code.

 

4)        WFR MLS ~ Your home will be placed on the Wasatch Front Regional Multiple Listing Service (wfrmls.com)87% of homes are sold through Realtors. This website advertises your home to all local Real Estate Agents and many Buyers nationwide.

 

5)        “SPOTLIGHT” VIRTUAL TOUR PROFESSIONAL PHOTOGRAPHY ~ Your Home will receive the best Professional Photography from available on the MLS!  “Spotlight Home Tours” Virtual photography includes 4 Virtual video shot’s and 25 plus photo snap shots of your home.  We’ve found that the Listings with the best photographs show most; therefore, sell quicker.  Once the photos are taken, then the real online marketing begins. 

 

6)        HIGH QUALITY CUSTOM BROCHURES  ~ Your home will create Customized, High Quality, Full Color Brochures/Flyers for your property.   This will entice Buyers to make that all-important first call.  An attractive, well-done brochure goes along way.  We will present your home in the best possible manner with a custom designed brochure in order to convert lookers into Buyers.  Our Custom designed color brochures provide maximum impact with an emphasis on adding “value” to the product, whereby obtaining the highest possible price for your home.

 

7)        “JUST LISTED” DIRECT MAIL POST CARDS ~ Your Home will be advertised on postcards to 250 surrounding home owners letting them know you’ve “Just Listed” your home.  This helps properly network your home to other potential Buyers in your neighborhood or someone that knows someone like a friend or family member who may be looking in the area.

 

8)        OPEN HOUSE ~ In today’s market, my team is willing to do everything it takes to get your home sold.  Some areas are fantastic Open House areas, which could lead to your home being SOLD.  My team can put on an excellent Open House.  Open houses will be done upon your request.

 

9)        UTAH/ SALT LAKE COUNTY REALTOR® TOURS ~ I highly recommend this to all our Sellers!  This Real Estate Tour is Key to the success of selling your home!  On the 2nd or 3rd week of the listing period, I will schedule a time for your home to be put on Tour.  This means, my team will bring between 10-30 agents from other brokerage offices to view your home.  These are agents that have Buyers and are actively working in this market.  The whole idea of this tour is to get great feedback on your home and to have your home be in fantastic condition so one of these agents will bring one of their Buyers through your home.  We will pass out feedback sheets at the door, to each agent who is on tour with us that day.  Feedback sheets will include positives, negatives, repairs, & price feedback information.  We want to give our Sellers as much quality and up-to-date feedback so we can improve and sell for top market dollar.

 

10)     REAL ESTATE INTERNET SITES ~ Your home will receive the best Internet exposure available by any brokerage in Utah.  Once your home is listed on the MLS and Berkshire Hathaway HomeServices website, it is listed on over 2000 Internet sites that are dedicated to Real Estate.  This is huge, because over 86% of consumers start their home search on the Internet. We will make sure your home is seen by all the top Real Estate websites in the country—Yahoo Real Estate, AOL, Google, Oodle, Utah Real Estate, Trulia, Zillow, just to name a few.

 

11)     PROPERTY WEBSITE ~ Your home will receive a Customized Website specifically generated for your  home!  This is very helpful in networking your home to potential Buyers and people who might know someone that is looking to buy a home in your area.  Once the website is created, my marketing team promotes your home on website such as Facebook, Twitter, KSL Classifieds, and Craigslist just to name a few.

 

12)     KSL CLASSIFIEDS & CRAIGSLIST ~ Your home will be updated weekly or bi-weekly to ensure that it stays near the top of these websites hit list.

 

13)     ON-LINE SELLERS ADVANTAGE (OSA) ~ You will receive weekly email updates on the number of hits your property is generating from these top Real Estate Websites.  Additionally, you will receive top “Active” comparable properties, so you can know other homes price points in your market.
